Facility Condition Assessment

Higher education continues transforming rapidly, with cutting-edge technologies, modernized learning environments, and enrollment growth. The university’s ability to uphold and further its reputation as a premier institution with global impact necessitates upgrading the condition, quality, functionality, energy efficiency, accessibility, and safety of facilities to keep pace.

Last week, the University of Illinois Board of Trustees approved a comprehensive facility condition assessment (FCA) for the entire U of I System. This new initiative will cover all major buildings on the Urbana-Champaign campus and provide the first comprehensive review of systems and equipment since 2003.

F&S, in collaboration with the University Office of Capital Programs, will manage the project for the Urbana campus. This assessment will be vital to identifying current maintenance deficiencies and future items for repair or replacement. The resulting information will also inform the prioritization of these efforts and help determine updated long-term deferred maintenance funding needs.    

Staff in our Capital Programs division will schedule initial site visits for the FCA beginning next week and coordinate with facility managers and building users. The process, including inspections, reports, and database creation, is expected to conclude by Fall 2024.   

The evaluation of building systems will include architectural, structural, mechanical, electrical, plumbing, and life safety reviews. Multi-disciplinary teams of architects, engineers, and facility professionals will inspect each campus facility, incorporating building data such as construction drawings, maintenance records, and service request history. The FCA will also establish an asset management database to assist with planning projects and tracking the progress of renewal or repair activities.
